That’s why we undertake this analysis to underpin and ensure a professional presentation to target lenders, which in turn generates quick responses. We also work with the client to develop a suitable hedging strategy given the current low interest rate environment.

CBIL loan for a long established industrial estate
Our client was under pressure to repay existing debt to their long standing clearing bank, having been through a tough year, impacted by COVID. The clients portfolio was significant but mostly made up of development plots, with little income to support new debt.

Our client had secured quite expensive development finance and were introduced to Bircroft to help them refinance the existing debt on completion of the development on pre-lets. Lenders struggled to see past the sector despite the quality of the asset and tenant mix.

A longstanding client required competitive senior debt to support the acquisition of a multi-let, edge of town industrial estate comprising around 60 units of varying size and tenure. Pricing and amortisation were both key to ensure target equity returns could be realised.

Mid Lockdown Funding
Our client was paying relatively expensive interest for senior debt secured against a Commercial Office property in St Albans and keen to re-finance onto a cheaper interest rate. Due to some existing vacancy within the building Bircroft had to identify a commercially minded lender who would buy into the occupational demand and reversionary potential for the building, during a difficult Covid-19 lockdown environment.
