Bircroft were introduced to Rivers Birtwell at an early stage in their growth. 18 houses bought, complicated and time-consuming debt structures were holding the growth of the business back, which was frustrating as the business model showed huge potential. Could Bircroft restructure the debt model and lending relationships to maximise the growth of the business.
Bircroft saw the potential. By spending time with the borrower to fully understand the business model, this enabled us to drive the correct funding structure. Working with one of our best lending relationships, we structured a refurb loan and separate investment facility which enabled the borrower to buy efficiently but also move completed properties into a higher leverage investment pot to release equity for future purchases. This has driven growth within the portfolio, now at 45 properties and only going one way!
